The New Retirement Revolution

----------

Dear Live and Invest Overseas Reader,

The real estate market in Nicaragua has taken a beating these past couple of years, and developers are getting creative to keep the cash flowing. You, the would-be buyer, are the big winner.

For example:

"We're opening a new phase," wrote friend and Nicaragua developer Jeff Cassel last week. "We want to be able to offer a lower cost of entry," Jeff continued, "so we've surveyed 10 new lots, very close to the clubhouse."

These aren't tiny pieces of leftover lots. These are one-half to two-third acres apiece.

And this isn't a simple lotification. This is a fully master-planned development project where the clubhouse and other amenities are already under way. You're buying into a private community situated just minutes outside the city of Granada, this country's colonial jewel and #1 tourist destination, and overlooking Laguna d'Apoyo, a unique and beautiful crater lake.

The development is Vistalagos (Lake View). And the lake view, take my word for it, is extraordinary. As could be the view of Granada's red clay-tiled rooftops and centuries-old church steeples from the second-floor balcony of the house you could build here.

I was sold the first time I laid eyes on the spot. In many ways, in my mind, this is the ideal location in all Nicaragua. Granada is less than 10 minutes away (accessed on a paved road), so you can run into town for dinner or drinks or shopping or a stroll through the central plaza anytime you like. Then, when you're ready to escape the city, you can return to your lakeside retreat. The Vistalagos community feels remote and removed, yet it's only minutes from colonial city charms, amenities, and distractions.

On top of all this, you've got the amenities and distractions being developed as part of Vistalagos. The community spans from the lake's edge (meaning you have direct access for swimming, sailing, and other water sports in water that is clear, clean, and warm) to the expanse at the crater's rim (where the views are truly lovely and the breezes cooling).

I visited the Vistalagos site years ago, when Jeff was just setting out on this project, before the road had been cut or any other infrastructure or amenity work had been begun. The site spoke for itself. Location, location, location, as they say, plus, in this case, killer views of both the lake and Granada.

The site spoke for itself, and Jeff spoke in a way that instilled confidence. Lief and I carried out our due diligence, all points passed muster, and we jumped. We bought four rim lots that we hold still and where, eventually, we intend to build a lake-view home. As I've explained, Nicaragua is a part of our long-term lifestyle plan. These new lots that Jeff has surveyed are just across the road from ours.

They're also priced right now at US$29,000 apiece. This is a limited-time offer that Jeff is allowing me to extend to Live and Invest Overseas readers first.

Owners of these lots will enjoy full access to all facilities and services on the property. The restaurant and bar are just a couple of minutes walk away.

And, in fact, to take Jeff up on this limited-circulation opportunity, you don't even need to come up with the US$29,000 right now. Jeff is willing to finance. You can buy today for US$5,000 down, paying off the remainder of the purchase price over 24 months.

This is a chance to own in a private, gated lakeside community with world-class water and city views plus green space, elbowroom, security, top-of-the-line infrastructure, and every waterside amenity you could want.

In one of the world's most affordable retirement havens. (See my report on this yesterday.)

Situated minutes outside one of the world's most charming and historic Spanish colonial cities.

For US$5,000 down.

This is an opportunity that makes sense both for the would-be overseas retiree (Nicaragua remains one of the world's top retirement havens, and this lakeside community would be an ideal place to build a retirement or second home) and the investor. I believe in the Nicaragua market long-term and see this as the best chance in years to position yourself for potential upside without putting a great deal of capital at risk.

I mean, come on. Less than US$30,000 for a lot in a full-amenity private lakeside community? That you can secure with US$5,000 down?

As I said, I was sold the first time I saw the place, and I'd love to have you as a neighbor.

You can get in touch with Jeff for more information here.

MAILBAG:

"Kathleen, do you know anything about a new secure storage facility that's opened in Panama City?"

-- Roberta K., United States

In fact, this is the recently launched enterprise of a friend in the city. More information here: www.bestsafetyboxes.com.

"Kathleen, who would have thought that we would make the move to Panama so fast after attending your conference last year? Anyhow, here we are, and we are following in your footsteps of not getting a car. We love it, but I have a question. I noticed in a recent letter from you that you and your family were off for a bike ride at the Causeway. How do you take your three bikes with you in a cab? Or do they rent bikes there?

"Thanks and happy Carnavales!"

-- Karla B., Panama

Welcome to Panama!

First, I have a confession to make. When we moved into new office space six months ago, we succumbed and bought a car. It has helped to make the daily commute a little easier.

Second, to answer your question, yes, you can rent bicycles on the Causeway. The cost is about US$4 per bike per hour. A ride along this long stretch out into the Bay of Panama, with the city on one side and the entrance to the Panama Canal on the other, is a great way to spend a Sunday morning.
