Usually, when I buy land in a path of progress, its either beach front or properties in mushrooming markets like those I described earlier. But there's another way to make short-term revenues while investing for long-term profit. How?
By purchasing land located in longer-term paths of progress -- in hilly areas, along rivers, or lakefront -- that's planted with coffee, grape vines, or better yet, trees.
I recently purchased beautiful river-front property with acres of teak trees planted on it. Now I'm holding on to this property for the long run. But while I wait for the market to catch up with me, I've had the trees thinned. The revenue from this returned 30% of my original investment in just the first year! I'll harvest more trees soon, which will mean more revenues in the near future.
Here's the bottom line. Managed timber has beaten the stock market over the past 30 years. It returns about 15% a year, while stocks during the same period, have returned only, on average, about 11% annually.
You can do this too:
- Purchase land under agreement with a timber management company.
- They'll manage your land by harvesting and replanting trees.
- You collect a portion of the revenues, which can be as high as 15% annually.
And this is above and beyond any increase in the value of the land itself.
Some of your conference presenters constantly search for deals like these. It's my goal to have at least two for you in Panama where you'll learn exactly how it's done.
And it gets even better. There's another way to make short term returns that's surprisingly simple...and with very low risk.
3. Short-Term Collateralized Investments With 13 to 30% Gains in One Year
It may seem surprising, but there are opportunities to invest money, earn as much as 30% in a year, while your investment is collateralized. Here's how it works.
In expanding markets, time is money. Constructing a condominium within 16 months instead of 24 can mean a huge difference in profits. So developers move quickly. And to save time, they go to individual lenders, instead of banks.
To entice lenders, developers offer an above average interest rate for your money. Plus, they underwrite your investment.
For example, a new development is moving rapidly in the emerging market of Boracay, in the Philippines. Right now developers are paying 30% to use your money, in this case, for a period of one year. Your collateral is a unit in the apartment building they're developing. After one year, the developer will return your capital, along with a 30% profit.
This is one of the cleanest and simplest ways to make money in international real estate investments. The rewards are high with minimal risk. I have done this several times with remarkable returns. We'll tell you how you can do this too when we meet in Panama.
Now here's another golden opportunity, where you can invest with minimal money down.
4. Buy Before the Building is Up -- With as Little as 10% Cash Down at Purchase -- And See Gains of 150%
In a fast-paced emerging market, it's common for developers to secure buyers before construction even begins.
They do this by providing incentives -- and good ones too. You often get in with as little as 10% cash down at purchase yet gains can be as high as 150% or more in about two years.
I know this from personal experience. In December 2005, I advised readers of the Global Real Estate Investor to buy pre-construction at Bayfront in Panama City. The selling price then was $1,230 per square meter.
In this case -- like others before -- I put my money where my mouth was and bought as well. Two years later when I took possession of my unit, the going price per square meter was $2,000. That's a pretty hefty 63% increase in value.
However, this was a pre-construction deal, which means buyers did not have to pay in full upon signing the contract. So by the time you took possession, you would have only paid about 20% of the purchase price.
 If you had decided to sell your unit then, your profit on the capital invested would have been 300%.
Now I decided to keep my unit to test the rental market in Panama City. So far, my annual rental return is 20% net cash on cash with an occupancy rate better than 85%.
Returns like these are pretty difficult to achieve at home right now. But great opportunities are out there -- it's just a matter of being introduced to the right people at the right time. Join us in Panama and we'll do that for you.
