Why Real Estate?

Because it's real. Currencies, at least those not backed by gold or silver, are a concept. Stocks are unpredictable, because the value of the company that issues them depends not only on who is running it and how well, and future demand for its products, but on the rest of the world economy, as well. Stocks, bonds, and paper currencies can all be reduced to nothing more than that -- pieces of paper. They operate out of your control, and their value can fall to zero.

Real estate, on the other hand, is a hard asset. Like every other investment type, its value rises and falls, depending on demand. The difference is that, when the real estate market falls, you can just sit back and hold on. You've still got your asset. You can have personal use of it...you can even reinvent it to create new perceived value.

More than that, buy smart, and you can feel confident in your asset's value long term. Certain kinds of real estate have more intrinsic value than others. People with the budget and the inclination to seek out more than basic housing look for particular kinds of added value.

Specifically, for example, people want waterfront, especially beachfront property. It sells for more than non-beachfront property, its value appreciates at a greater rate, and it holds its value longer, even during down-cycles, than other real estate investments

The second winning strategy right now is income-producing property in areas with proven track records of desirability. No place is recession-proof, but some come pretty darn close. Some places--like Paris, for example--continue to see great volumes of tourists regardless of global economic cycles. A yield-producing position in a market like this can carry you through ups and downs, producing consistent cash returns.

The third strategy for global real estate investing success is to place yourself in the "path of progress." Identify trends of development, demographics, or infrastructure and buy in early on to an investment set to take advantage of them. The current burgeoning migration of Baby Boomers from the States to more affordable retirement locales is a mega example. The fourth global real estate investing strategy I like is land, specifically productive land that produces a commodity with a proven demand. Over the past year and longer, the global economy has been a roller-coaster. Overall, it's been a downward slide, even a free-fall in some markets, and we haven't yet reached bottom.

MICHAEL COBB
Belize

After enjoying a successful career in the computer industry, Mike Cobb decided to pursue more pioneering opportunities in the emerging real estate markets of Central America. In 1996, Mike and his business partner formed Exotic Caye International to provide loans to North Americans purchasing real estate in Belize, Honduras, and throughout the region. As the need for capital outstripped the supply, the mortgage company was converted to an international bank under the jurisdiction of Belize. It continues to provide mortgage services but has expanded its services to encompass a full realm of financial products.

DAVID STUBBS

David left the UK in 1984 and has being living and investing internationally for the close to two-and-a-half decades since. He has had the opportunity to visit 53 countries...and counting.

After a 25-year career in high technology, during which time he lived in the UK, France, Singapore, Hong Kong, and California, David retired three years ago to Costa Rica.

David stopped working so he could spend more time with his wife and two teenaged children, as well as his favorite hobby--real estate. In the 30 years since his first purchase, David has made more than 50 real estate investments in 9 countries across 5 continents.

From his global viewpoint, David has learned a lot about market cycles. He knows that it is good to be cautious. He has seen the signs of bubble before and has managed to sell before the top in each case. Australian Jeff D'Arcy has been making money in real estate for over 20 years. Currently, Jeff is the CEO of Aria Property Development Limited, New Zealand, a company that specializes in developing residential projects in population growth locations with the "scarcity factor" of ocean and lake views. His specialty is pre-construction rentals.

Before he began his career as a property developer, Jeff was a licensed financial advisor on two continents simultaneously, with thriving financial planning practices in Australia and the United States.  In his 14 years as a corporate attorney, Juan has worked with some of Uruguay's most important privatizations; in international debt restructurings; and in mergers and acquisitions. He has advised and is counsel to dozens of multinationals, including Computer Associates, Bechtel Corp., UBS Warburg, Cable & Wireless, HSBC, and Globo of Brazil, and to multilateral institutions such as the World Bank Group.

Currently, Juan is specialized and engaged in major real estate developments, including the first community for American retirees in Uruguay, a US$30-million investment near the seaside town of Piriapolis. Juan's firm, LVM, is the local advisor to First American Corp., the world's largest title insurer. LVM is also a leading advisor to individuals seeking to buy properties and to obtain residency in Uruguay.

Juan graduated from Uruguay's Catholic University School of Law in 1994, and in 2002 he obtained an M.B.A. degree from Northwestern University's Kellogg School of Management, where he majored in strategy and finance. Juan was born in France in 1970, and, in addition to Uruguay, has lived in Washington, D.C., New York, Chicago, London, and Central America. Turalu ("Tuey") Brady Murdock is Vice President/Counsel of the Latin America/Caribbean Division of First American Title Insurance Company based as a consultant to Title Company of the Americas, SA in Managua, Nicaragua. Tuey has been employed by First American since 1976, in various capacities.
