American investors are snapping up seriously undervalued property in Colombia thanks to the strength of the U.S. dollar against the Colombian peso right now…
Including me.
If you’ve been reading these dispatches for any time, you’ve heard me talk about Colombia before. It’s been an investment focus of mine for some time.
And I’m not alone. American investors like Jim Rogers, Donald Trump, and Sam Zell have spent a lot of money here. Zell is into Colombia to the tune of US$75 million.
The opportunity is compelling…
- The World Bank ranks Colombia as the #1 country in Latin America—and the 6th best country in the entire world—for investor protection… that’s better than the United States…
- The strength of the U.S. dollar (as well as the Canadian dollar, to a lesser extent) is making this country’s already bargain-priced property markets even more irresistible. Last year Deutsche Bank named the Colombian peso as one of the most undervalued currencies in the world…
- The visa process is quick and cheap: You can qualify as a pensioner with only US$810 a month… or you can invest as little as US$27,700 to obtain an investor’s visa…
- Tourism figures are way up… and continue up. The country saw more than 3 million tourists for the first time ever in 2017 (representing growth of 20% over 2016). That record-setting pace continued in 2018, with estimated growth of up to 40% over 2017…
My point: Your chance to take advantage of the upside potential this market offers is still very much on the table.
Which brings me to the latest opportunity I’ve discovered here…
park is one of the city’s latest
major improvements…
Specifically, one developer I’ve identified is positioned to profit from the growth in the “Salsa Capital of the World”: Cali.
Founded in 1536, Cali is one of the oldest cities in the region. More important, this city is the only major one in the country that has direct access to the Pacific Coast, which is only 20 nautical hours from the Panama Canal.
To take advantage of the situation, the government has set up special tax-free zones that include the city proper as well as nearby regions.
In addition, Cali has become a famous destination for medical tourism, specifically for elective procedures. (And by what must be a coincidence, Cali is also world-renowned for the beauty of its men and women.)
All of these reasons are contributing to Cali’s booming economy, one of the fastest-growing in Colombia.
With all of this growth, new housing is needed by travelers and executives. It’s these end-users that we’re looking to profit from…
13.4% Turnkey Returns From An Investment Of Just US$25,000
The investment opportunity is in one of the most desirable areas of Cali.
It’s strategically located near Cali’s newly transformed Bulevar del Río, and it’s just a few blocks from major hotel chains such as Dann Carlton and the InterContinental. The building is surrounded by an array of nightlife and fine-dining establishments that showcase the rapid urban renewal Cali is experiencing.
The investment play here is buying low to renovate. By purchasing older properties and using their expertise to renovate the space to maximize rental potential, the developers are able to maximize returns.
The developers have their own local, on-the-ground team that does everything… market assessment, property selection and subsequent renovation, interior design, and finally, managing the successful rental of the property. They employ the services of marketing specialists, booking agents, concierge, and hospitality staff.
That is to say, this Cali investment is completely turnkey.
